Illustrative estimate, not a quote. Booking.com confirms it charges commission per booking, but your actual rate is set in your property agreement, so 15% is used here only as an editable example. Airbnb says most hosts on its single-fee structure pay 15.5%, while other hosts typically pay 14% to 16%. BedBook package fees and Stripe card processing still apply.

Go to api.bedbook.ie/admin using the Safari app. It has to be Safari, not Chrome or Facebook’s browser.

Do I need to be good with technology?
No. BedBook is designed for owners who want to get everyday jobs done quickly. We set up your rooms, rates and calendars, give you a practical walkthrough, and keep the main controls clear and easy to find.
Can I keep my existing website?
Yes. BedBook Connect adds the booking widget to your current site and gives you the same owner diary and room controls.
Does BedBook replace Booking.com or Airbnb?
No. It gives you a direct-booking channel alongside them. iCal calendar feeds help keep stays and closed dates aligned.
Is BedBook really commission-free?
Yes. BedBook takes 0% commission from your direct bookings. You pay a predictable setup fee and monthly subscription. If you enable online card payments, Stripe separately charges its normal processing fee directly to your property’s Stripe account.
Will you move my existing rooms and rates?
Yes. Setup includes configuring your property, rooms, base rates and calendar connections so you are not starting with a blank system.
Is Local SEO included with a new website?
Yes. The Website and Managed packages include Local SEO setup, covering search-friendly page titles and descriptions, LocalBusiness structured data, sitemap and indexing setup, and guidance for your Google Business Profile. It gives the new website a strong local foundation from launch.
Is this suited to a very small property?
That is exactly who it is designed for: independent B&Bs, guesthouses and small hotels that want a clear diary without enterprise complexity.
